Common disputes this prevents
“That wasn't included”
A detailed scope and materials list settles it.
“We'll finish next month”
A start date and an estimated completion date set expectations.
“Pay the rest now”
A payment schedule tied to finished stages protects both sides.
Scope and materials
Is every part of the job listed — including prep, disposal and clean-up? Are materials specified by brand, model or grade, or just “standard”? Who buys them?
Schedule
Start date, expected duration and what happens with delays — including delays caused by weather, suppliers or inspections.
Price, deposit and payments
Is the price fixed or estimated? How big is the deposit, and when is the rest due? Paying in stages as work is finished is common; paying most of the price upfront is a risk. Some places limit how large a deposit contractors may ask for — check your local rules.
Permits, insurance and warranty
Who gets the permits? Is the contractor licensed and insured where that's required? What warranty applies to workmanship and materials, and for how long?
Changes
Most jobs change a little. The quote should say that changes are agreed in writing — a signed change order — before extra work is billed.
